Renters insurance averages about $15–$25 a month nationally, but a dog, a prior claim, or a high-value ring can double it. Enter your details to see what you should actually be quoted — and what each add-on costs on its own.
The baseline column is real 2026 national average HO-4 pricing by state and coverage limit. The loader columns are what your quote adds on top. Notice that in Florida, the loadings are worth more than the base premium itself.
| Scenario | Base | Pet | Claims | Scheduled | Annual | Monthly |
|---|---|---|---|---|---|---|
| Texas, $50k, $1,000 ded. | $310 | $0 | $0 | $0 | $310 | $25.83 |
| California, $30k, $500 ded., dog | $180 | $55 | $0 | $0 | $260 | $21.68 |
| Florida, $100k, $2,500 ded., dog, 1 claim, $5k jewelry | $560 | $55 | $123 | $95 | $772 | $64.37 |
| Ohio, $50k, $1,000 ded., 2 claims | $175 | $0 | $77 | $0 | $252 | $21.00 |
Two things worth noticing. First, a higher deductible lowers the premium — the Florida row is already discounted for its $2,500 deductible. Second, in the Florida case the add-ons ($273) are nearly half the total, which is why "renters insurance is cheap" advice falls apart for dog owners with a claims history in a catastrophe-exposed state.
Your landlord's policy covers the structure. Yours (an HO-4 policy) covers your personal property, your liability if someone is injured in the unit or you damage the building, and your living expenses if the unit becomes uninhabitable. That is why renters insurance costs roughly 5–10% of a homeowners policy: there is no dwelling coverage in it.
Most cheap renters policies settle contents claims at actual cash value — depreciated value. A five-year-old laptop that cost $1,200 might pay out $300. A replacement-cost endorsement pays what it costs to buy the item new today. It typically adds 10–15% to the premium, and for anyone with electronics, furniture, or a wardrobe worth replacing, it is the single best upgrade you can make. The calculator prices it for you in the last row.
Standard HO-4 policies cap cash at about $200, and jewelry, watches, and furs at roughly $1,000–$2,500 for theft regardless of your total property limit. A $6,000 engagement ring is not covered by a $50,000 policy. You need to schedule (list individually) valuable items, which costs roughly 1–2% of the item's value per year — about $19 per $1,000. That is what the jewelry input on this calculator models.
Dog bites account for roughly a third of all homeowners and renters liability claims, averaging $50,000+ per claim. Insurers either surcharge for certain breeds, exclude bite liability entirely, or decline the policy. Declaring the dog up front is essential — if you do not, a bite claim can be denied for misrepresentation, which is far worse than a $55 surcharge.
Most carriers pull a CLUE report (Comprehensive Loss Underwriting Exchange) covering the last five to seven years. Two water-damage claims can push a renewal up 30–40% or get you non-renewed. Because renters deductibles are low in absolute terms ($500–$1,000), it is often better to pay small losses yourself and keep the claims record clean.
A total loss from fire or theft, a liability claim where someone is injured, or loss-of-use costs when the unit is uninhabitable.
A $600 laptop, a cracked phone, or a bike under your deductible. The surcharge and CLUE mark outlive the payout.
If you rent and also own a car, ask about bundling with auto — multi-policy discounts of 10–15% are standard. If you are weighing renting against buying, our rent vs buy calculator includes insurance on both sides of the comparison.
⚠️ Important: These figures are estimates built from 2026 national average HO-4 rates by state and coverage tier, with typical loadings for pets, claims history, and scheduled items. Actual quotes vary substantially by carrier, credit-based insurance score, construction type, building age, distance to a fire station, and whether you live in a catastrophe-exposed region. Coastal Florida and wildfire-zone California pricing in particular can far exceed the base figures used here. Use this calculator to sanity-check a quote you have received, not to replace one.
